There were around 16 in attendance at the September 24, 2024, public meeting of the Broad Ripple Village Association [BRVA] Land Use and Development committee that was held in the basement of Northminster Presbyterian Church, 1660 Kessler Boulevard [KK28 on
map].
There one item on the published agenda, in bold below.
6511 Ferguson Street (Create Art Studio) - Misha Rabinowitch of Dinsmore & Shohl is representing Lone Wolf Properties LLC, operating as Create Art Studio, and will be presenting on their behalf. The petitioner is requesting (1) to rezone the property to the C-3 district, and (2) a variance to allow a second-floor residential space of 650 square feet. Petitioner has appeared before the Land Use & Development Committee once before. Hearing Date: 10/24/24; Permit # - n/a
This item is to rezone the property that is currently Create Art Studio at 6511 Ferguson Street from residential to commercial. The committee presented a list of uses, that are allowed normally with the commercial zoning, that will not be allowed at this site.
The current use of the building would not change. The art studio is on the ground floor with an office and occasional AirBnB upstairs.
The committee voted to support this request that goes to the Department of Metropolitan Development in the City-County Building.
The next public meeting of the committee is scheduled for Tuesday, October 22, 2024, at 6pm, at Northminster Presbyterian Church.
