Zoning issues at BRVA June meeting

There were around 16 in attendance at the June 27, 2023, public meeting of the Broad Ripple Village Association [BRVA] Land Use and Development committee that was held in the basement of Northminster Presbyterian Church, 1660 Kessler Boulevard.
There were two items on the agenda, in bold below.

Gershman Partners Project Update - Eric Gershman, from G.P. Developers, will be appearing to present an update on their Broad Ripple projects including, Madera (65th and Ferguson Street) and Versa (6220 Guilford Ave - Former Kroger).
This was for information only, no vote requested. Gershman described the status of several G.P. Developers buildings in the area.
  • 6420 Cornell Avenue [C5 on map]: The Crafty Animal has moved out and the building is available.
  • Madera, the development to be built at 65th and Ferguson Street [D4 on map]: All of the buildings on the site have been razed, but the building of the new structure has been delayed. Fencing will be erected to secure the empty site. Once 50% of the space is leased, construction will begin. That construction should take 1 year.
  • 6366 Guilford Avenue [E4 on map]: MicroVote General Corporation has moved to Zionsville. The interior of the building is being renovated for leasing.
  • Versa, the project on the old Kroger lot at 6220 Guilford Avenue [I4 on map]: G.P Developers has had meetings with several surrounding businesses to discuss the construction. The project has a 3500 square foot retail component available. A question was asked about the damage to the road surface on 62nd Street. The BRVA and Gershman agreed to discuss this with the Department of Public Works.

Tom Healy Presentation - Mr. Healy, Managing Editor of Midtown Indy Magazine, will be appearing to address the following with the Land Use and Development Committee: (1) General observations about the Land Use and Development Committee's leverage, (2) Request for an update on Envision Broad Ripple 2.0, and (3) Suggestions of continuing education opportunities for the Land Use and Development Committee.

The next public meeting of the committee is scheduled for Tuesday, July 25, 2023, at 6pm, at Northminster Presbyterian Church.
