October BRVA Zoning Meeting

There were around 20 in attendance at the October 26, 2021, public meeting of the Broad Ripple Village Association [BRVA] Land Use and Development meeting that was held in the basement of Northminster Presbyterian Church.
There was one item on the agenda, in bold below.

1919 Broad Ripple Avenue, Mybroadripplerental, Inc. - Russell Brown and Steve Huffer with a presentation and request for a vote on a petition filed for a Variance of Use of the Consolidated Zoning and Subdivision Ordinance, to provide for a professional office use. Case #2021-UV1-031 - Hearing Date: November 2, 2021
This proposal is to move a small law practice into the property. It is, as are most of the commercial properties in the area, zoned residential. This request is to ask for a variance for commercial use. The law office would have a maximum of five employees. The committee voted to support this request.

The next public meeting of the committee is scheduled for Tuesday, November 23, 2021, at 6pm, at Northminster Presbyterian Church.

Update from September Land Use meeting held on September 28, 2021. Your editor did not attend this meeting, but will share a synopsis from the BRVA official minutes of that meeting. There were two items on the agenda in bold below.
6320 Ferguson St., Lou Malnati's Pizzeria - Mark Demerly, Sasha Milosavljevich and John Moore with an updated presentation and a request for a vote on their petition for a Variance of Development Standards and Variance for Use. Case # 2021-UV2-016
This proposal has been before the committee before. The updated plans for the parking lot and pocket park for the small parcel of land just to the east of the Fresh Thyme Farmers Market was presented. There were still opinions voiced that a parking use for property along the canal is not desired. It was stated that sufficient parking rentable by Lou Malnati's is unavailable from the Fresh Thyme / The Coil Apartments parking garage next door. In the end, the committee voted 5 for and 1 against supporting this proposal.
6333 Washington Blvd. - David Kingen and Emily Duncan with a request for a vote on a Variance of Development Standards petition to provide for a 24-foot-tall accessory building to exceed the height of the primary dwelling. Case #2021-DV1-063 - Hearing Date: October 5, 2021
This was a proposal to add a second story to a detached garage to make a work space for the family. The committee voted unanimously to support it.
