There were six items on the agenda (in bold below) for the May public meeting of the Broad Ripple Village Association (BRVA) Land Use and Zoning Committee meeting that was held at Northminster Presbyterian Church. Three additional liquor license items were added to the agenda.

The three added items were for minor liquor license transfers for Louie's Wine Dive (going in where Scholar's Inn used to be at the corner of College and Broad Ripple Avenue), Biscuits Cafe (1035 Broad Ripple Avenue), and (going in where Sabbatical used to be at 921 Broad Ripple Avenue).

A. 6308 Guilford Ave. LAVA Hookah Lounge, regarding a transfer of ownership for 3-way, on premise only, alcoholic beverage permit. This was another simple license transfer.

B. 6128 College Ave. regarding a variance of use to provide for a beauty shop (not permitted) with a 24-sq. ft. wall sign and 24-sq. ft. ground sign (not permitted) with off-street parking. Petition # 3016-UV3-008. Hearing Tuesday, June 21. This item is to allow for a beauty shop in the two-story brick office building next to Broad Ripple State Farm.

C. 927/929 E. Westfield Blvd. regarding a new 3-story mixed-use building for retail and office use. This is a follow-up appearance proposing a small tower to replace the house, that is currently a hookah lounge, south of the old Broad Ripple Steakhouse at Winthrop and Westfield. The steakhouse house also gets a major remodeling.
D. 6364, 6402, 6440 Westfield Blvd. Rogers Pools site, regarding a re-zoning of 1.4 acres to C-S (FF) to provide for a mixed-use development with 136 dwelling units and C-3 retail and office uses and 163 garage parking spaces. Also, a variance to provide for a 75-foot tall building and five (5) additional requests as listed on the legal notice. Petition #2016-CZN-810 / 2016-CVR-810 Hearing continued to Thursday, June 9, before the Metropolitan Development Commission. This is also a follow-up appearance showing changes to the proposal to replace the two Rogers Pools sites on both sides of 64th Street with 136 apartment units with some retail space. This plan includes expanding the north building to occupy about half of the parking lot from the old American Legion Kennington Post property, now under development for the Veritas Realty offices. Final plans will come at a future meeting.
. 6367 & 6371 Guilford Ave. regarding new plans for a mixed use development on these properties. This is also a follow-up presentation for the project to raze the two large houses west of BRICS, south of 64th Street, to erect a 4-story structure with first floor parking. Several suggestions were offered by the committee for changes. One concern of the committee was that all of the first-floor parking is tandem, with one car in front of the other in each spot.

F. 6520, 6516 & 6508 Westfield Blvd. regarding re-zoning 0.65 acres from C-S (FF) district to C-S classification to provide for MU-1 & MU-2 uses, a hotel and event center with live entertainment. Petition #2016-ZON-031 Hearing Thursday, June 9, before the MDC. This proposal is to add the next two southern properties to the current Hotel Broad Ripple site and to allow for entertainment at events. The committee decided to make an electronic vote after receiving additional information later via email.
The next public meeting is scheduled for Tuesday, June 28, 2016, at 6pm at Northminster Presbyterian Church.
