January BRVA Zoning meeting

The January meeting of the Broad Ripple Village Association (BRVA) Land Use and Development Committee met on January 22, 2013, at Broad Ripple United Methodist Church at 62nd and Guilford Avenue. There were three items on the agenda.
1) 701 E. 62nd Street [J3 on map] - Avec Moi, the prepared meals-to-go shop at 62nd and College Avenue, has applied for a 2-way beer and wine, grocery carryout only, alcohol beverage permit. A few wines and beers would be offered for sale that pair with carryout meals. The committee voted to support this request.
2) 6515 Carrollton Avenue [C4 on map] - Petition #2012-UV2-022 CD #3, Zoned D-4 (FF), C-3 (FF) Charles L. Mong, III, by Elizabeth J. Wysong Berg, requests a Variance of use of the Dwelling Districts Zoning Ordinance to provide for a bakery and coffee house, with retail sales and outdoor seating. Hearing scheduled for February 12 at the City-County Building.
This proposal is to open a small French bakery in the house at 6515 Carrollton Avenue. Currently Greg Smith and Associates Architects are at that location. The plans are for a retail portion of the bakery for purchasing baked good and coffee and also a private room for club meetings, birthday parties, etc. The bakery would include a 23' x 20' patio for 3 or 4 small tables.
The committee voted to support this request.
3) 1002 Broad Ripple Avenue [G6 on map] - Lor Corp is proposing a three-story building on the site of the United Package Liquor store on the triangle of land bounded by Broad Ripple Avenue, Winthrop Avenue, and the Monon Trail. The new building would roughly occupy the portion of the lot that is currently the south parking lot. The area currently occupied by the existing building would be the new parking lot. This building would include bike racks on the Monon Trail side and would have a small park on the north point. Lighting for the trail would be on the east side of the building. A national quick-service restaurant is planned for the ground floor, with commercial office space on the 2nd and 3rd floors. This proposal was not voted on as it was a preliminary presentation.
