Hotel and Restaurant proposed at zoning mtg

Two petitions were on the agenda of the Broad Ripple Village Association Land Use and Development Committee at the October public meeting.
The first was 2010-CVR-832/2010-CAP-832 for property located at 1001 Broad Ripple Avenue. This is the location of the old Dawson Broad Ripple Lumber Company, between the Monon Trail and Winthrop north of Broad Ripple Avenue. The proposal is for a variance of development standards of the Commercial Zoning Ordinance to allow for a 990-square foot deck with outdoor seating on the Broad Ripple Avenue side of the building that is planned to become the restaurant 1001. The restaurant is planning for a Spring 2011 opening. It will be a non-smoking, family restaurant on the ground floor with a non-smoking bar located on the lower floor.
In the years between the old lumber yard and the medical offices that previously occupied the ground floor of the building, at least two restaurants have been at the site. Restaurants The Lumber Company and The Provincial Kitchen operated there about 20 years ago.
Those associated with restaurant 1001 are local residents and have a long tradition in the restaurant business in Indianapolis, including Cafe Santa Fe, John's Famous Stews and the Greenhouse.

The second petition was for 2010-CZN-830/2010-CVR-830 for property located at 6520, 6532, and 6534 Westfield Boulevard. This site includes the old Boardman house, which was most recently the Merrill Stage Company, and the Paymaster Sales and Service house south of Broad Ripple Heating and Cooling.
The proposal is to raze the Paymaster building, and incorporate the Boardman house into a new 22-room, 15,896-square foot, 50-foot tall boutique hotel. The hotel would be locally and privately owned and operated. The hotel would apply for LEED certification and use green techniques for the project.
The hearing date at the City-County Building for both of these petitions is expected to be December 9, 2010.
The next meeting of the BRVA land use committee is scheduled for Tuesday, November 23, 2010, at 6 pm at Broad Ripple United Methodist Church, located at 62nd and Guilford Avenue. The land use meetings are open to the public.
