There were around 30 in attendance at the October 27, 2026, public meeting of the Broad Ripple Village Association [BRVA] Land Use and Development committee that was held in the basement of Northminster Presbyterian Church, 1660 Kessler Boulevard.
There were four items on the agenda, in bold below.
902 E. 64th St. - Monon Brewing Company. Garrett Lawton, Founder of Monon Brewing Company, is seeking an alcohol permit with the city and is appearing before the LUD to present on the request and agree to the Good Neighbor Agreement. The BRVA has already provided a letter of support for the Monon Brewing Company proposal.
This is a liquor license that does not require a vote of the committee. Monon Brewing is obtaining a 2-way (beer/wine) permit and will be opening at the old Public Greens space. The deck will be converted into an all-seasons deck. A local coffee company will sell coffee in the mornings and a local pizzeria will sell pizza by the slice starting at around noon each day. Monon Brewing will brew beer on-site for sale after the coffee service ends.
6570 Carrollton Avenue - Together Pediatrics. Dr. Sadie Puffer has filed a petition with Current Planning (2026-PTN-229) seeking a variance of use of the Consolidated Zoning and Subdivision Ordinance to provide for the operation of a medical office (not permitted). This variance would allow her to perform counseling services and physical care at 6570 Carrollton Ave. The property already has a variance allowing counselling (97-UV1- 90 (Amended)) but Dr. Puffer requires an additional variance because she will also perform physical care, albeit a limited amount. Case Number: 2026-UV2-016 - Hearing scheduled for November 17, 2026
This is a request for a variance of use of what had been Bottom Line Advisors to allow for a doctor's office. This would be a pediatric doctor office with only one employee, Dr. Puffer. The committee voted to support this petition.
6440 N. College Avenue - BR Rentals LLC (Beth Johnson). Beth Johnson and Misha Rabinowitch are presenting on a request to rezone 0.18-acres from D-4 (TOD) to C-3 (TOD) to allow for commercial development. This property is adjacent (to the north) of Beth Johnson's ongoing project to renovate and improve the strip center at 6434 N. College Avenue. Case Number: 2026-ZON-092 - Hearing scheduled for October 29, 2026 has been continued to November 12.
This request is to build a retail building next to the existing retail center. The house was razed last year on this lot. It is proposed that a local evening-only restaurant would open in this new space. The committee voted to support this petition.
918 E. 66th Street (Approximate Address) - Monon Investments. The petitioners are requesting 1.) a rezone of 0.58-acre from the D-4 (FF) (TOD) to the MU-2 (FF) (TOD) to legally establish the existing office use and surface parking lot; and 2.) a variance of Development Standards of the Consolidated Zoning and Subdivision Ordinance to provide for a five-foot west side transitional yard setback (minimum of 15-foot side transitional yard setback required), and a 10-foot front yard setback (minimum 15-foot front yard setback required) for a proposed surface parking lot expansion. Case Number: 2026-CVR-854 - Hearing scheduled for November 12, 2026
This is a proposal to build a surface parking lot where the church had been. The lot will serve the businesses in the house to the east. There are approximately 18 employees there who currently park on the street. A resident in opposition stated that Broad Ripple should a walkable place and does not need another surface parking lot and also needs a sidewalk in the stretch of 66th Street. The committee voted to support this petition with a condition to add a sidewalk.
The next public meeting of the committee is scheduled for Tuesday, November 24, 2026, at 6pm, at Northminster Presbyterian Church.
