The January 21st public meeting of the Broad Ripple Village Association (BRVA) was delayed due to weather until February 3rd.
There were around 16 in attendance at the February 3rd, 2025, public meeting of the Broad Ripple Village Association [BRVA] Land Use and Development committee that was held in the basement of Northminster Presbyterian Church, 1660 Kessler Boulevard.
The petitioners presenting to the committee
There was one item on the agenda, in bold below.
1305 Broad Ripple Avenue - Flanner Buchanan site redevelopment. Zinkan Enterprises, LLC is planning to redevelop the Flanner Buchanan Broad Ripple Funeral Home into a multi-family site.
This presentation was for information only. It was regarding the razing of Flanner Buchanan, 1305 Broad Ripple Avenue [H10 on
map], to build a mixed-use 4-story building with retail and apartments. The project is planned to have 9000 sq. ft. of retail, 122 apartments, mostly one bedroom and studios, and 182 parking spaces.
The developers recently completed a similar project across the street called The Ripple. The renderings presented show this project as a larger version of The Ripple. Several committee members expressed that they would like to see a more appropriate design for the "gateway to the Village" location. Other issues from the committee included construction issues impacting Broad Ripple avenue and the side streets, restricting short-term rentals, and maybe adding a crosswalk there for Broad Ripple Avenue.
The petitioners stated that after they evaluate the concerns and suggestions from the committee, they will file a proposal with the City of Indianapolis. Then they will come back to the Land Use committee for a formal presentation and a vote. That would likely be at the March meeting.
The next public meeting of the committee is scheduled for Tuesday, February 24, 2025, at 6pm, at Northminster Presbyterian Church.
