Zoning issues at BRVA January meeting

There were around 20 in attendance at the January 28, 2025, public meeting of the Broad Ripple Village Association [BRVA] Land Use and Development committee that was held in the basement of Northminster Presbyterian Church, 1660 Kessler Boulevard.
There was one item on the agenda, in bold below.
6519 Carrollton Avenue - Misha Rabinowich will be presenting on behalf of Gershman Partners regarding the Petition for Rezoning submitted for the property located at 6519 Carrollton Avenue, which seeks a change to C-3 zoning. A variance of use was previously granted to allow office use for Smallbox at this site, meeting the immediate needs of the tenant. However, based on the recommendation from the Department of Metropolitan Development (DMD) staff, a rezoning petition is necessary to ensure the property is properly zoned. 2024-ZON-140; Hearing Date: February 13, 2025
This proposal is to rezone the house at 6519 Carrollton Avenue [C3 on
map] to C-3, commercial, from the present residential classification. The property had been operating on a zoning variance to allow for office use.
While the petition states that Smallbox will be the tenant, that is no longer the case. Gershman is looking for another office tenant.
A long list of excluded uses for the property was added to the C-3 zoning requirements. The committee voted unanimously to support this petition.
One item brought up by a committee member was the question of what happens if, in the future, marijuana is legalized in Indiana. Will the current exclusion of smoke shop exclude a marijuana shop? The committee decided to table this discussion by a sub-committee perhaps.

The next public meeting of the committee is scheduled for Tuesday, February 25, 2025, at 6pm, at Northminster Presbyterian Church.
