BRVA Zoning for November

There were around 18 in attendance at the November 28, 2023, public meeting of the Broad Ripple Village Association [BRVA] Land Use and Development committee that was held in the basement of Northminster Presbyterian Church, 1660 Kessler Boulevard. This is the first meeting since September 26.

There was one item on the agenda, in bold below.

6230 and 6280 North College Avenue (Marko on the Canal) - Joe Calderon from Barnes & Thornburg, will be appearing in representation of KGBR LLC and 6280 LLC with a presentation on the petition filed for a Variance of Development Standards of the Consolidated Zoning and Subdivision Ordinance to provide for the construction of a mixed-use building with a building height of up to 68-foot tall, with extensions up to 82.5-foot tall for an elevator shaft and stairwell. Case #: 2023-DV1-057; Hearing Date: December 5th, 2023
This project has been before the committee several times over the past few years and was approved by the Department of Metropolitan Development. It is to build an apartment building on the old Chase Drive-Thru site that will extend over the existing parking garage. There will be 92 apartment units. Construction is planned to begin in March.
After completing the final blueprints it was discovered that the top of the elevator/stairs enclosure would be about 82 feet, instead of the approved height of around 75 feet. This enclosure is set back from the College Avenue facade of the building by around 50 feet. The main building heights and appearance are not changed from the previous design.

Resident Lynn Levy said that while the rooftop structure will likely not be visible from the College Avenue side, it will be visible to the residents of Warfleigh (to the northwest of the project) and asked that the appearance of the enclosure be carefully thought out.
The committee voted unanimously to support this change in height.

The next public meeting of the committee is scheduled for Tuesday, January 23, 2023, at 6pm, at Northminster Presbyterian Church.
