BRVA Zoning for September

There were around 18 in attendance at the September 26, 2023, public meeting of the Broad Ripple Village Association [BRVA] Land Use and Development committee that was held in the basement of Northminster Presbyterian Church, 1660 Kessler Boulevard. This is the first meeting since June 27.
There was one item on the agenda, in bold below.
1405 Broad Ripple Avenue/6229 Indianola Avenue - Tracy McGill from Structurepoint, will be appearing in representation of Keystone Corporation with a presentation on the petition filed for a removal of a Subdivision Plat, to be known as Indianola Minor Subdivision, dividing 0.639-acre into two lots. Case #: 2023-PLT-076; Hearing Date: October 11th, 2023
This proposal for a plat change is to move the current property line between these two parcels slightly south. Currently the property line runs through the parking lot of the commercial building at the 1405 Broad Ripple Avenue address. This was the previous home to Purdue Polytechnic High School. The residence at the 6229 Indianola address was used as an administration office for the school. The school outgrew the buildings and moved into the old Broad Ripple High School building just to the west. To make the two properties more desirable for individual purchase, the property lines are being adjusted to place all of the commercial building and parking lot on one parcel, and the residence on the other. Both are currently zoned commercial (C1).
Two neighbors of this project were at the meeting and had many concerns. It was determined that if someone buys the properties to raze and rebuild a commercial building, that project would need to come through the Land Use committee and then the Department of Metropolitan Development for approval. Residents would be able to participate in that process. Two outcomes are likely for these properties. One is that a business would move into the existing 1405 building. Then, either a small office-type business would move into the 6229 building, or it could be purchased for a residence and rezoned, or varianced, to be residential.

The next public meeting of the committee is scheduled for Tuesday, October 24, 2023, at 6pm, at Northminster Presbyterian Church.
