BRVA January Land Use meeting

About 20 were at the January 28th public meeting of the Broad Ripple Village Association (BRVA) Land Use and Development meeting. This one was held in the basement of Purdue Polytechnic High School, 1405 Broad Ripple Avenue [I11 on map]. There was one item on the agenda, in bold below.

A. 6151 Central Ave., Misha Rabinowitch, representing COhatch, with an information-only presentation on a co-working space concept. (6:05-6:25)
This project is to reuse the existing church building on the southeast corner of Westfield Boulevard and Central Avenue [JJ22 on map]. Currently Trinity Church is there.

The building would be used as co-working spaces Monday-Friday, 8 to 5. During evenings and weekends COhatch would make community spaces available. The space would also be available to the Trinity Church during these off times.
COhatch has several successful projects similar to this one in the Columbus, Ohio area. Others are in the works in Indianapolis and surrounding communities.

The committee indicated it will ask the developer to obtain a variance of use, rather than a rezoning, of the property. And to have that variance go with the project and not with the property. This is to allow for the COhatch use, but would require any future users of the property to come back before the committee and the city for approvals of uses that may be proposed at that time.
This presentation was information only, as they have not yet filed papers with the City of Indianapolis, so no vote was taken.

Following the meeting was an update to the project at 62nd and College Avenue. Several changes have been made to the design.
This is the project to construct an office/residential/parking building on the east side of College Avenue between 62nd Street and Lincolnshire Apartments.

The size of the building has been reduced one floor, from 5 stories to 4 and the north end has been moved south to create a 7 foot buffer to the Lincolnshire Apartments to the north.
The sidewalk has been straightened out to match the sidewalk on the rest of the block.
The residential portion of the building has the same square footage, the commercial portion is about 13,000 sq. ft. smaller. This reduces the parking needs to 80 spots. The project now supplies 51 of those (up from 49), the rest coming from an agreement with the parking garage across the street.
The committee insisted on the front of the building being more inline with the other buildings on the block. The hearing downtown is scheduled for February 13th.
The next scheduled public meeting will be on February 25, 2020, at 6pm, at Purdue Polytechnic High School, 1405 Broad Ripple Avenue [I11 on map].
