The Broad Ripple Village Association's (BRVA) public meeting of the Land Use and Development committee was held on February 27, 2018, at Northminster Presbyterian Church. Approximately 15 in attendance. There were two items on the agenda (in bold below).
1. 6360 Guilford Avenue, Adam Hill regarding a variance of development standards for the consolidated zoning and subdivision ordinance to provide for a commercial office building within the clear sight triangle of the abutting streets, with a five-foot front yard setback from Main St. and a patio with railings having a two-foot front setbacks from Guilford Ave. and Main St. and deficient landscape yards (building not permitted within the clear sight triangle, 10-foot front yard setback, with six-foot landscaped yards required). This proposal is to raze the house at 6360 Guilford Avenue (previously Three Sisters Restaurant, see photo below) and build a 1.5 story office building. This project has been before the committee once before. Since that visit, the project has been reduced to 1.5 stories from that original 4 story design. The committee voted unanimously to support this petition.

2. 927/929 Westfield Boulevard, John Pantzer to present an update on the proposed development design and other options for the property.
This proposal has appeared before the committee several times. It includes the old Broad Ripple Steakhouse, La Chinita Poblana, and New Paradise Café buildings (see photo above). This was an update stating that the design project is in "exploration mode". A number of possibilities are being considered, from razing the existing structures and building new, to razing some of the buildings, and replacing them with a combination of office and cooperative space shipping container structures, while remodeling what is left. Engineering studies are ongoing to determine what makes sense financially.
The next public meeting of the Land Use and Development committee is planned for Tuesday, March 27 at Northminster Presbyterian Church starting at 6 pm.
