Approximately 25 were in attendance at the March 28th public meeting of the Broad Ripple Village Association (BRVA) Land Use and Development Committee that was held at Northminster Presbyterian Church. There were four items on the agenda followed by one private item for the committee members.

A. 6320 College Avenue, George Dury representing RGB Realty regarding a variance of use to provide for a medical urgent care, dental and general medical use (not permitted), with an addition to the existing building. Hearing before the Metropolitan Board of Zoning Appeals April 11 at 1 p.m.

This is the location that was most recently First Financial Bank [E2 on map]. The petition is to open an urgent care facility run by a major hospital provider. The provider's name was withheld from the presentation. The only external, structural changes to the building are planned for the drive-thru on the south side of the building. It will be enclosed.
The committee voted unanimously to support this petition.
B. 5901 College Avenue, Donald Acheson representing Eugene Pizzi regarding a variance to provide for a pergola addition over an existing sidewalk cafe, with a zero-foot front setback (10-foot setback required) Hearing before the Metropolitan Board of Zoning Appeals April 4 at 1 p.m.

This petition is to build a pergola over the sidewalk dining on the College side of Ambrosia Ristorante [KK23 on map]. The committee voted unanimously to support this petition.
C. 838 E. 65th Street, Mark Jones regarding the establishment of a Reggio-inspired preschool (The Sapling School) at this location.

This item was for information only, as no approvals from the city are required.
The Sapling School, a year-round preschool, will open soon in the old Editions Limited location [C4 on map]. A playground will be constructed, but no other major changes are planned for the property.
D. 6357 & 6371 Guilford Avenue, David and Justin Kingen representing Chris Short and Tom English requesting a rezoning the property from C-4 to MU-2, a variance of the clear site triangle, a variance for building height and an encroachment license needed. Hearing before the Metropolitan Development Hearing Examiner has been continued to April 13 at 10 a.m.

This was the 3rd or 4th appearance of this petition before the BRVA committee. Several changes have been made to the proposal to raze the two houses at 64th and Guilford and build a four-story building. The building design is now smaller and there is more green space. The emphasis is now on the Guilford side. Parking and set-back variances are no longer needed due to the redesign. The committee still had many concerns with the latest design and asked for more information to be presented at the April meeting.
The next public meeting of the BRVA Land Use and Development committee is scheduled for Tuesday, April 25, at 6pm at Northminster Presbyterian Church, 1660 Kessler Boulevard [KK28 on map].
