July Broad Ripple Zoning Meeting

It was a light month for zoning petitions, with only two items on the agenda and about 15 in attendance. The July 26, 2016, public meeting of the Broad Ripple Village Association (BRVA) Land Use and Development committee was held at Northminster Presbyterian Church.
The agenda (in bold):
A. 834 E. 64th St., Sangrita regarding enclosure of the patio deck.
This agenda item was for information only as no variance is required. Sangrita Saloon, 834 E. 64th Street, [D4 on map], plans to install a "smart pergola" over the existing 24-seat outdoor deck. This roof moves with the sun and rain and has fans underneath. Vinyl shades on the sides with an outdoor furnace would heat the space in the cooler months.
B. 6539 Carrollton Avenue regarding improvements to the building for office, light retail, or art gallery, single tenant use. Variance required before applying for construction permit.
This variance is for improvements to 6539 Carrollton Avenue. Plans are to add on to the building, but keeping under the 50% improvement limit imposed by the flood plain regulations. Clapboard siding will bring the exterior to a more traditional look. It is currently zoned D4 (residential). No variance is required for parking. The committee decided to take an electronic vote once the official filed petition has been received.
The next scheduled meeting is August 23, 2016, 6pm, at Northminster Presbyterian.
