April zoning issues at BRVA meeting

In April 2016, the monthly public meeting of the Broad Ripple Village Association (BRVA) Land Use and Development Committee met at Northminster Church. It is likely that this will be new the regular meeting place. Next meeting is May 24, 2016.

There were five items on the agenda, but only one requiring a committee vote.

A. 6311 Westfield Blvd. regarding the property rezoning and variances for the establishment of a mixed-use building. Petition # 2016-CZN-804 / 2016-CVR-804 Hearing Tuesday, April 28, 2016 before the MDC.

This project has been before the committee 5 times. Only minor changes this time.Final plan is 105 apartments with 110 parking spaces. Committee voted to support.

Riviera and Westfield

B. 5903 College Ave. Gardens of Growth regarding a shade structure over the patio at Ambrosia.

This was info only. No variances needed.

C. 927/929 E. Westfield Blvd. regarding a new 3-story mixed use building for retail and office use. For concept and design only.

This is a new proposal to renovate the old BR Steakhouse building at Westfield and Winthrop, and raze the house to the south (currently New Paradise Cafe) for an office building and add a floor to the small building to the west (currently La Chinita Poblana). Committee gave some suggestions and feedback.

D. 845 Broad Ripple Ave. Jimmy John's regarding an expansion and renovation of the building.

This was info only, no variances needed.

E. 6364, 6402, 6440 Westfield Blvd. Rogers Pools site, regarding the rezoning and variances for mixed-use development.

This was the 2nd time for this project before the committee. This time the north building has been expanded into the parking lot of Veritas (previously Kennington Post American Legion). Plan is for 126 apartments with 163 parking spaces. See photo below.

The proposal for apartments on Westfield Boulevard at the current Rogers Pools site. This side would face the Monon Trail at 64th Street.
