July Land Use meeting at Indianapolis Art Center

There were three items on the agenda for the June 2015 public meeting of the Broad Ripple Village Association (BRVA) Land Use and Development Committee. There were about 26 in attendance. Committee chair Jim Holland was out sick. Chris McElwee ran the meeting.

July Land Use meeting at Indianapolis Art Center

A. 6406 Cornell Avenue, Mark Demerly regarding a variance of development standards to provide for a two-story 5,000 square foot retail and office building with 8 parking spaces with deficient maneuvering area and with 1 deficiently sized handicapped space (minimum 18 parking spaces required and 13 x 20-foot handicapped space required). Petition #2015-DV1-026 Hearing Tuesday, August 4, 2015 at 1:00 p.m.
This parking variance is for Just Pop In. The plans are to raze and rebuild at 6406 Cornell Avenue. Just Pop In would then move from the 6302 Guilford Avenue [G4 on map] location. This new building would have space for the shop and for production. There will also be an area for events. The committee voted to support this variance.
B. 6503 Carrollton, Mark Demerly regarding a variance of development standards to provide for a 400-square foot building addition with a 9.71 foot front setback (10 foot setback required) on a site with zero-0n-site parking spaces and 9 parking spaces within the right-of-way of East 65th street (9 off-street parking spaces required, parking and maneuvering not permitted in the right-of-way). Petition #2015-DV1-031 Hearing Tuesday, August 4, 2015 at 1:00 p.m.
This petition is for a proposed addition to JW Salon at 65th and Carrollton Avenue [C3 on map]. This would allow for the styling chairs to be moved from upstairs to the first floor. The upstairs would then be used for groups, such as wedding parties. The total number of chairs would be six. The committee requested additional information and decided to vote on this petition electronically before the Aug 4th hearing date.

C. 6440 Westfield Boulevard, Kyle Hughes and Jamison Downs with Veritas Realty and Misha Rabinowitch, Legal Council, regarding a rezone of the balance of the property from C-S (commercial special) to C-1 office use for Veritas Realty, currently located at 930 E. 66th Street. Petition applied for.
This item is for the old American Legion Kennington Post at 65th and Westfield Boulevard. The previous proposal for a 70,000 square foot office building was withdrawn due to complications with the on-site cell tower equipment.
This new project is to leave the building almost as it is today, except for completely new interior and some modifications to the roof and windows. Veritas Realty would move here from the current location at 930 E. 66th Street [B5 on map]. The committee decided to vote electronically on this item when the official rezoning documents are available.
The next public meeting of the committee is scheduled for Tuesday, July 28, 2015, at 6pm at the Indianapolis Art Center.
