There were about 30 in attendance at the March 25, 2015, public meeting of the Broad Ripple Village Association (BRVA) Land Use and Zoning committee meeting held at the Indianapolis Art Center. Chairperson Jim Holland called the meeting to order at 6:05pm. There were three items on the agenda.

1) 6265 Broadway Street, David Kingen, Greg Stoll, regarding changes to this property. Hearing continued to April 9, 2015
This item was for information only, to describe recent changes to the project. This proposal to build multi-story condos along the north bank of the canal behind the CVS has been before the committee several times. Changes since the last time include reducing the project from five to three condo units. This also fixes the setback of the buildings from Broadway Street, eliminating the need for a setback variance on that property line. The project will also not need a height variance, as the highest portion of one building is 37 feet.
The project would still vacate the section of Laverock between the condos and the canal (from Broadway east to the alley behind CVS).
The committee discussed the project and these changes were enough for some to support the project, while others still had concerns. A streetscape rendering was requested by the committee so the members could get a better look at how the condos will fit in with the existing homes along Broadway. Before the April 9, 2015, hearing downtown, the committee is expected to take an electronic vote to support, oppose, or take no stand on the issue.

2) 6181 Carrollton Avenue, Sam Snell, Realtor, regarding a variance of use to provide for office uses. Petition # 2015-UV1-010 Hearing Tuesday, April 7, 2015
This item was before the committee last month as an information-only item. Now it has been filed with the Department of Metropolitan Development and the BRVA committee can take a vote. No changes were made since the previous presentation. This is for a small real estate business to go into a home at 61st and Carrollton. The committee made it clear that it is the rule of the City of Indianapolis and of the BRVA that no commercial development occur south of 62nd Street in the Village, except along College. This property is right on that line, so it could be allowed.
The committee voted to support this petition.
3) 6528 Cornell Avenue, Samantha Hargitt, Real Estate Associate, regarding a variance of use to legally establish an Athletic Annex retail business at this location with new signage. Expected date of hearing April 21, 2015, before the Board of Zoning Appeals.
This item is for the new store in the house to the north of La Piedad. It had previously been a small office. It is not zoned for retail. The owners of the Athletic Annex described the business and how it would fit the Monon Trail location.
The committee voted to support this petition.
The next public meeting the committee is scheduled for April 28, 2015, at 6pm at the Indianapolis Art Center, 820 67th Street [A4 on map].
