September BRVA zoning issues meeting

There were three items on the agenda for the September meeting of the Broad Ripple Village Association (BRVA) Land Use and Development Committee on September 23, 2014, at the Indianapolis Art Center. Two items were to be voted on and one was for information only.
A. 6551 Carrollton Avenue, Pete Watson and Cary Harnett regarding a variance of use of the dwelling districts zoning ordinance to provide for general business office uses (not permitted). Petition #2014-UV2-021 Hearing Tuesday, October 14, 2014 1:00 p.m.
Long-time residents may remember this property when it was the gift shop Madames, Mice & More. Hot Box Pizza is planning to move its headquarters into this building. The zoning variance is required to operate a business from a property zoned as a dwelling. The committee voted to support this request.
B. 6548 Cornell Avenue, Mark Demerly regarding a new office building for Fuzion. Have filed with DMD for a variance of use and change in zoning.
This request is to allow Fuzion to raze the house at 6548 Cornell Avenue, then build a new 4200 square foot office building. The new Fuzion headquarters would have 3 offices on the ground floor and 3 offices upstairs as well as 6 workstation areas. There are currently 4 full-time employees and 4 contractors at Fuzion, this building would allow for future expansion for up to 12 employees. There are 6 on-site parking spots, 15 are required by ordinance. The committee voted to support this request.
C. 6535 Ferguson Street, Chad Thompson and Amanda Bennington regarding the establishment of the Montessori School presently on 66th Street to this location.
This item was for information only, as the petition had not yet been filed with the Department of Metropolitan Development. The request is to move the Montessori school presently at 66th and Ferguson to 6535 Ferguson. An apartment building is planned for the 66th Street site and will replace the current buildings there. The school would move to the building that was previously TGS Architects.
The school currently serves 29 families. There is a waiting list for new families.
The next committee meeting is scheduled for Tuesday, October 28, 2014, at 6pm at the Indianapolis Art Center.
