The Broad Ripple Village Association zoning meeting convened at the Indianapolis Art Center on Tuesday, March 25th, 2014 with approximately 25 individuals in attendance.
David Gilman appeared on behalf of Stenz Construction concerning the zoning of 1.6 acres for retail use with outdoor seating next to Howald Heating and Cooling. This project would add 8,000 square feet of new commercial space in a north and south parallel to the Monon Trail. A decorative five-foot high wrought iron fence would be provided by Howald Heating and Cooling that would be installed round the perimeter of their property. There would also be a transitional yard design to complement the Bill Brink Memorial Garden. A Phase 1A building addition of 3,000 square feet and Phase 1B would include a concrete pad. Phase II would comprise about 4,783 square feet with 54 parking spaces and bike racks near Westfield Boulevard. Flowering trees and a potential location for a rain garden may appear between the Monon Trail and Westfield Boulevard.
Jay and Chelsey Wetzel are the new owners of Union Jack Pub, located at 924 Broad Ripple Avenue. They proposed to add a patio to the back of the location. "We want to preserve the history and tradition of the place while adding a new and modern flavor. We look forward to the next chapter of the Union Jack Pub in Broad Ripple Village," they said. Information regarding further development of this will be announced at a future date.
Kevin Buchheit, Senior Planner with Krieg DeVault LLP, appeared on behalf of Martin Dentistry to present details and graphics related to a proposed illuminated monument sign at 1724 Broad Ripple Avenue. The monument sign will front on and set perpendicular to Broad Ripple Avenue in order to achieve the best visibility for passing east-west traffic. He also discussed the plans to finish some of the second story space for ancillary aspects of the dental practice. The property was rezoned and several variances were granted earlier in 2014 to support site redevelopment for the new dental office.

According to their website, www.brva.org, they are "a not-for-profit community organization serving residents and businesses in Broad Ripple. Founded in 1969, the BRVA is the oldest and largest volunteer organization actively working on initiatives that enrich the community, attract investment, amplify public spaces, and improve quality of life in Broad Ripple. The BRVA's mission is to support and encourage a spirit of community cooperation in Village development and beautification and to serve as a community liaison to the City of Indianapolis."
The next BRVA zoning meeting is scheduled for Tuesday, April 22, 2014, at 6 p.m. at the Indianapolis Art Center.
