Sept zoning issues at BRVA LUD meeting

There were three items on the agenda for the September public meeting of the Broad Ripple Village Association (BRVA) Land Use and Development (LUD) Committee was held on Tuesday, September 24, 2013, at 6:00 P.M. at the Broad Ripple Park Family Center. About 25 were in attendance.
1) 5925 College Avenue - Petition #2013-CZN-821 / 2013-CVR-821 - This is the proposal to raze the two homes north of the Fox Glass building at Kessler and College to build a 6000 sq. ft. commercial office building.
The petitioners took all of the feedback they received from previous meetings and made changes to the design details of the project. At the time of the meeting the architect was still working on those modified plans. To give the LUD committee time to review those plans, the petitioners have requested a continuance to the November 14 hearing with the Metropolitan Development Commission (MDC) Hearing Examiner. The LUD committee would be able to review and vote on the case at the October 22 public meeting at Broad Ripple Park.
2) 1111 East 61st Street [JJ25 on map] - This item was presented by Buckingham Companies regarding changes to the plans for $15 million expansion, Monon Place Phase II. Buckingham explained the modified site plans for the apartment expansion taking place at 61st and Compton. A letter of recommendation from the BRVA was requested by Buckingham. The modified site plan includes moving the location of the west buildings 17 feet to the east to allow for the existing foliage along the Monon Trail to remain in place. Also, a planned connection to the Monon Trail has been removed from the plans so as not to destroy a mature tree on the property. There is an option to build a small commercial building on the northwest corner of the property in the future if a tenant is found. The previous plan was for a dentist office on that space, but those plans have changed. Buckingham also changed the roof pitch on the perimeter buildings to lessen the effect of the heights of those structures. The LUD committee agreed to send a letter to the MDC.
3) 6515 Carrollton Avenue, Petition #2013-UV2-021 - This petition is for an addition of approximately 400 sq. ft. addition to the proposed Cake Bake Shop (previously supported by the LUD committee) to be constructed on the alley behind Playful Soul and Mother Nature's Sun at 6516 Ferguson Street [C4 on map]. The LUD committee voted to support this petition.
The next public LUD meeting is October 22, 2013, at the Broad Ripple Park Family Center at 6pm.
