April BRVA land use committee meeting

The April meeting of the Broad Ripple Village Association (BRVA) Land Use committee was held at Broad Ripple United Methodist Church on April 23. There were about 25 in attendance. Two issues were on the agenda.

1) 6265 Carrollton Avenue [H4 on map] - Petition #2013-DV3-009 is requesting a variance of development standards to provide for a tavern expansion in an existing building with zero parking access (84 spaces required).

The petitioner stated that no alcohol permit changes are required for the expansion. The expansion adds the small portion of the north side of the building that would connect the Alley Cat to the store front on Carrollton. The expansion would add eight 4-top tables inside and some tables for outdoor dining on Carrollton.

The committee voted to support this petition, with two abstentions.

The hearing date before the Metropolitan Board of Zoning Appeals is May 21, 2103.

2) 6349 College Avenue [F3 on map] - Petition #2013-ZON-013 is requesting a rezoning of 1.9 acres from C-2 to C-3 to provide for retail, commercial, and residential uses.

This project includes a 32-35k sq.ft. ground floor single-user grocery store, with a four-story apartment structure atop a portion of the ground floor and a parking structure to the north. There would be about 80 apartment units of various sizes. the garage would have about 290 spaces.

The committee tabled the vote until more information is received from the Metropolitan Zoning staff.

The hearing date before the Metropolitan Board of Zoning Appeals is May 9, 2013.

The next meeting of the committee is scheduled for Tuesday, May 28, 2013, at 6pm at Broad Ripple United Methodist Church.
