Village projects heard at land use meeting

There were four properties on the agenda for the July 27, 2010, public meeting of the Broad Ripple Village Association's Land Use and Development Committee. The committee meets on the 4th Tuesday of each month at Broad Ripple United Methodist Church. The public is welcome to attend to find out what developments are in the works for the Village. While the committee has no official granting powers to offer a petitioner, their support or opposition for a project can influence the final decision by the City of Indianapolis.
1. 1021 Broad Ripple Avenue. This is the old Sunflower Market building (or for you long-time Broad Ripplites, the old A&P). Scott Wise of Scotty's Brewhouse returned to the committee to dispel the rumor that has been growing. He reiterated that the brewing facility/tasting room to be located at the 1021 Broad Ripple Avenue location will not be a Scotty's Brewhouse. A change from the last presentation to the committee is that now Scotty's will be brewing their own beer for the Brewhouses, instead of the original plan of a partner brewing the beer in this facility.
2. 6308 Guilford Avenue. This is the old Spin/Patio Night Club location. Tomas Scheckter, nine-time Indy Car driver at the Indianapolis 500, finishing 4th in 2003, is one of the owners of the new venture. The proposal is to open an upscale lounge called 1 (won). There is no action required by the BRVA on this project, the owners came to the meeting only for get some feedback on their plans.

The plans call for a significant remodeling of the interior of the facility. The historic marquee will be rebuilt. New doors and windows are also planned for the facade. It is planned to have sliding window panels that can be opened during the day along the Guilford side.
1 (won) will not be a live music venue, but a place suitable for elegant private parties. Scheckter realized that Broad Ripple needs a location for Indy 500 related events. There will be no kitchen on the premises, but the owners hope to work with local establishments to cater food to the club.
3. 915 Westfield Boulevard. The petitioners for a restaurant on this property did not attend the meeting.
4. 6340 Park Avenue. This request was for a zoning variance to legally establish an existing two-family dwelling on a lot zoned for single-family use. A number of houses in the Warfleigh area have this issue. It is becoming a problem for homeowners after the housing crisis because insurance and mortgage companies are now requiring proper zoning for properties. The committee saw no issues with requests like this one and said they expect to see many more in the future.
The next scheduled meeting is August 24, 2010, at 6 pm at Broad Ripple United Methodist Church and 62nd and Guilford Avenue.
