Zoning meeting looks at developments in the Village

The February 2007 meeting of the Broad Ripple Village Association (BRVA) zoning and land use committee had five presentations on the agenda. The first was for a petition for a zoning variance for the property located at 6130 Carrollton Avenue. The variance is to allow the construction of a two-story addition to a detached garage. The committee asked the petitioner to keep the large tree that is behind the garage. The hearing date was continued until March 13, 2007, to accommodate the committee meeting.
The second presentation was for property at 6319 Guilford. The variance needed is for the proposed expansion of The Usual Suspects restaurant into the adjacent space. The Usual Suspects had been The Parthenon, and the adjacent space had been a small deli. This request for zoning variance was combined with the request for the Casba renovations. There was a long discussion about what the parking requirements are for the combined Usual Suspects / Casba. The requirements are confusing because there appear to be requirements set by the Department of Metropolitan Development and different requirements that may have become an ordinance that were proposed for the Broad Ripple area in 1986. The hearing downtown is set for March 20, 2007.

The third item on the agenda was for the Landsharks expansion and the parking requirements for the larger establishment. Landsharks representative Andi Metzel described in detail and with maps the parking available for the bar. She showed that all required parking requirements have been met. Andi asked for input on the plan to add a second door to the Broad Ripple Avenue storefront, allowing for improved ingress and egress. The general consensus was that two doors would be a good thing.

The fourth presentation was for information only and not a request for a zoning variance. Victoria Burch described her plans for a new building at 916 Westfield Boulevard. This is where Broad Ripple Refinishing had been for many years, between Monon Coffee and Turandot. The Dawson building was razed on February 26 to make way for this new project. See page 11 in this issue.
The last presentation was for the property located at 723 Broad Ripple Avenue that was most recently Dick's Bodacious BBQ. Petitioner Mike DeWeise introduced Richard Payne and Shaun Cannon who are proposing to open a Wild Beaver Saloon at that address. Richard and Shaun presented their business plan to the committee. That plan explained the Wild Beaver Saloon concept and detailed the successes of the management team with many years of well-run businesses in Broad Ripple, downtown, and other locations throughout Indianapolis. The target audience includes a wide range of ages. The concept is a fun place for all ages that appears to be a log cabin. Mike stated that signage for the Broad Ripple location would be more subtle than is present on the downtown saloon: downtown there is a very large illuminated sign over the sidewalk with the Wild Beaver cartoon mascot. Mike said that the building owner would require more of an awning sign for the Broad Ripple Avenue façade. Details of the Wild Beaver Saloon can be found at www.wildbeaversaloon.com
The next meeting of the BRVA zoning committee is scheduled for Tuesday, March 27, 2007, at 5:30 P.M. at Broad Ripple United Methodist church.
