January BRVA Zoning Meeting

There were seven items on the agenda of the January Broad Ripple Village Association (BRVA) zoning committee meeting. The first presentation was for petition 2005-DV3-065 for property located at 6398 Washington Boulevard - to provide for a 6-foot front yard fence within the right-of-way of Washington Boulevard. It was stated that the hearing will be February 28, and that there is no opposition from the neighbors. The hardship associated with this property stems from its location, which is the intersection of Washington Boulevard and Riverview Drive. This, in effect, requires the front yard to act as the the rear yard. The owners want a fence to protect their family when in the yard.
The second presenter was Mitch Harris who proposed opening an acupuncture and Chinese medicine clinic at 6155 College Avenue. The exterior would retain the residential look. He has not yet filed for the zoning variance.
The third presenter was David Gilman who proposed razing four homes on Old College (the short road to the west of College Avenue) south of 65th Street. The homes would be replaced by a small office building and a parking lot. This building would hold some of the businesses that are being run from homes there.
The fourth presenter was Rob Sabatini, owner of The Broad Ripple Seafood Shack. Rob is seeking a 3-way liquor license to allow for mixed drinks and after dinner drinks. Currently only beer and wine are available.
The fifth presentation - by Bob Clutter for a new sign at 1927 Broad Ripple Avenue - was withdrawn to redevelop the plan.
The sixth presentation was by Van Kirby, Daniel Detrick, and Conrad Cortellini. They proposed a redevelopment of their property at 6310 College Avenue, which is currently Van and Dan's Cuts, into a small ground floor retail space with four luxury condominiums above and a greenhouse on the top floor. Conrad showed a rendering of the artistically designed structure that was designed to enhance the Village's cultural side.
The last presentation was by John Hill, owner of the Broad Ripple Brew Pub, to explain a petition for parking variance for the development on Ferguson behind the Pub. This was a change, as the city had previously not required variances for the project.
The next BRVA zoning meeting will be held at the Broad Ripple United Methodist church on Tuesday, February 28, 2006 at 5:30 P.M.
